Castle Hill was subdivided out of orchard land from the 1960s onwards, and the standard through the seventies and eighties became a four bedroom brick-and-tile house on 700 to 900 square metres. My hot water system failed and it isn't that old. Why?
The water here is soft, so scale is seldom the thing that kills a unit, unlike in harder-water places. It is usually a used-up sacrificial anode or a failed element, and we can often repair either. You will be told which is the smarter spend, repair or replacement, before we lay a hand on it.
Why is the blockage always so far from the house?
Usually roots at one joint, rather than the ground itself. On a thirty metre run there are plenty of joints and, on blocks this size, plenty of established planting above them. We locate which joint before quoting, because lining is priced per metre and the answer changes the price.
Do you work on the original 1970s and 80s houses?
Yes, and they are most of our work here. The estates went up through the 1970s and 1980s, which puts the original copper and drainage at forty five to fifty five years old. That is the age at which several things reach end of service life together, and we work through it without cutting corners.
Can my gas line actually run a pool heater?
Often not without checking. A pool heater is one of the largest domestic gas loads there is, and it is usually added to a line sized in the 1980s for a stove and a hot water service. Add thirty metres of run and the pressure at the far end drops further. We calculate the load against the actual distance before connecting, which is the difference between a heater that works and one that disappoints every winter.
